Getting ready for marketing
Viewers will probably make up their minds within 30 seconds of visiting your home or viewing the marketing content at property exhibitions, so first impressions count. Less is more – aim for a tidy, bright and clean home (follow the same rules before the photographer arrives too).
Reaching potential buyers
Our online portals and property exhibitions are designed to generate the maximum amount of leads for our vendors, and our longevity and reputation in the local area means we have the largest database of buyers looking for a property like yours in over 20 different countries.
Making your home stand out
A picture and video presentation; says a thousands words so we make sure the digital photography we take captures your property in its very best light. We commission a floorplan as standard for every property – it’s a free service and a great addition to your marketing that we know buyers love.
Viewings: winning over buyers
We have perfected the art of open house marketing, where a number of potential buyers view your property on the same day. We find this generates a high volume of offers and speeds up the sales process. Equally as effective are personally accompanied viewings, and we tailor our service to individual circumstances. We’ll always make you aware who is viewing your property and when, and their feedback will be communicated promptly.
Exhibitions: Wining over buyers
London Heights International actively sell in over 20 different countries of which 12 countries hold regular property exhibitions. We cover South East Asia and the Middle East offering U.K Real estate investment opportunity to the International Market. With the weaker Sterling pound due to the Brexit the international investment has increased showing more and more interest in to the U.K real estate property market.
When an offer is made
We are very formal with offers and ensure every offer is passed on to the vendor verbally and in writing as soon as it is received. Upon the acceptance of offer in writing from the vendor we would continue the sale process with our investor clients.
Once an offer is accepted
Once an offer is accepted there is a flurry of activity between estate agents, solicitors and mortgage lenders. We acknowledge that this stage can make sellers anxious but your dedicated property consultant will oversee this process from start to finish – with plenty of updates and moral support along the way. Any questions? Drop in to our office or call anytime for reassurance.
Exchange of contracts
This is when the sale of your home becomes legally binding and the buyer’s deposit is transferred to your solicitor. Very few transactions fail to progress after this point and we’ll let you know as soon as this stage is complete.
Completion and moving in
Completion and moving in normally coincide on the same day. We will only release your property keys once your solicitor confirms he has received full completion funds.
